As a local Buyers agent ( AquiredHQ) in the Newcastle/Lake Macquarie region, I get many property site assessments that I often need. These are to determine if a granny flat will fit ( sometimes multiple reports needed on the same day). They are always reliable and Malora’s assessments assist me greatly with getting the best info for my clients - many of whom go on to use the guys as their builder.

From the first consultation to the keys handover, we thoroughly enjoyed the experience and build of our granny flat. Below are some of our key takeaways from working with Malora - hopefully they help others make a decision on whether Malora is right for them too. It's a longer review, but well-worth your time before you lock in a builder for such a significant project. 1. We had a pretty tight space to work with, and even wondered whether we would be able to accomodate a granny flat in the backyard. Jack and Jason did a site visit, explained our options and put no pressure on us to proceed. There were absolutely no heavy-handed sales tactics throughout the process which is a nice change from what we're used to when getting quotes on solar and batteries ;) 2. We are not builders or tradies and were upfront about our lack of experience and knowledge in this field. Throughout the design and build process, Jack, Jason and Michael (site manager) fielded many questions from us and really took the time to answer them properly. This gave us a lot of peace of mind and confidence in the process. 3. Their communication was exceptional. We'd get a weekly email recapping anything that had happened during the week, and what was coming up in the next week or two. This made it so much easier to plan things like being home for the day if we were required on site, or making sure the next invoice didn't catch us off guard. The team were also very easy to reach on the phone if we had an immediate question. We felt involved and under control during the entire process. 4. The local tradies they work with were a credit to Malora and their own companies too. Everyone who attended our site was respectful of our time, our space, and our neighbours. There were times they had to ask our neighbours to move vehicles to make way for machinery for example, and while it may seem small, the tact they took with that is appreciated long after the build is done and they're gone. 5. We really appreciated the personal touch. We had Malora recommended to us by a friend, which is always a good starting point. We were never made to feel like just another job. It's obvious in the carefactor shown in the communication, planning, work carried out and tradies used, that Malora values word-of-mouth recommendations over fancy jingles and big billboards all over town. I'd be confident in recommending anyone serious about exploring a granny flat/small home solution to drop Malora a note and simply have a chat. We're absolutely stoked with how ours turned out, and couldn't be happier with how simple and stress-free the process was the entire way. Good luck, Matt & Leesa

Malora homes amazed me since the first engagement. Jason is like a gentleman who wants to deliver a decent property rather than getting the most money from me. They use better materials than other builders I enquired and tried their best to workout a better price without replacing any of them with cheaper alternatives. We had been through several versions of the quote purely because they are quite flexible to adjust the floor plan and would think further of the impact of the change and adjust it accordingly without any extra cost. The construction process was quite smooth and the final quality is beyond my expectations. And the site manager Michael got eyes for details and always willing to help even after the handover. I am quite happy with Malora and will not hesitate to recommend them to anyone in the area.

Frequently asked questions

How much do builders typically charge?
Builder costs vary widely depending on the job type and complexity. Minor repairs are generally much less than extensions, small builds or structural alterations that need foundations, framing or specialist input. Most quotes include a call‑out fee plus labour and materials, and the page shows live pricing to help you compare options.
Do builders charge call-out fees?
Call‑out fees are common and typically cover travel and an initial inspection or assessment. This fee is usually separate from hourly labour and materials, and after‑hours or weekend attendance often attracts higher rates. Ask whether a call‑out or minimum charge applies when requesting quotes.
Do builders need a licence in Australia?
Yes. Building work generally needs to be carried out by a licensed builder in every state and territory, and NSW builders are regulated by NSW Fair Trading. Builders should be able to provide their state builder/contractor licence number and show appropriate insurances and ABN/GST registration. In Victoria, domestic building insurance is required above a state threshold for certain contracts.
Does Malora Homes have a verified ABN?
Yes. Malora Homes has completed ABN verification on SureQuote.
