We were very impressed with the level of service provided. Louis was fantastic, extremely professional, knowledgeable and friendly. In just over 48 hours we were provided with a detailed report on the home we were about to purchase. He also talked us through every aspect of the report and made us feel more confident about purchasing the property. It was money well spent and we would highly recommend Louis.

Louis provides exemplary service and goes above and beyond. I called for a pre purchase building and pest inspection - despite the property being located in a rural area, Louis was able to do the inspection within 48 hours. He also promptly provided a detailed inspection report, including helpful suggestions for rectifying any issues he found. As a first home buyer, I had limited experience with building reports, so Louis kindly called me and spent a significant amount of time to explain each of his findings to me, and made further suggestions to me during this call. I highly recommend Louis’ services, and if I ever need another inspection, he will be the first person I call.

Louis went above and beyond for our building inspection. We couldn’t have got better service. He walked around with me explaining everything he found and what problems will come later (also explaining how to fix them). 10/10 service. Will be using him again if we ever move.

As a buyers agent of over 12 years, I cannot recommend Louis Mienie enough. He is one of the best inspectors I've worked with. He recently conducted some building and pest inspections in Mount Gambier for me for multiple clients, has driven from Adelaide several times to check on the defect repairs we requested in an addendum. Absolute pleasure to work with. Highly recommend.

Building Inspection costs & guides

Frequently asked questions

How much do building inspectors typically charge?
Costs vary depending on the type of inspection, property size, report detail and travel required. Many building inspectors charge an hourly rate plus a call-out fee, with higher rates for after-hours attendance. This page shows live pricing to help you compare quotes.
Do building inspectors charge call-out fees?
Yes — many building inspectors charge a call-out fee to attend and assess a property. That fee typically covers travel and the initial assessment and is separate from the hourly rate and any report costs. It's sensible to confirm any call-out or minimum charges when requesting quotes.
Do building inspectors need a licence in Australia?
Yes. Building inspection and certifying work generally needs to be carried out by a licensed or registered building inspector or certifier under state and territory rules. In New South Wales the responsible authority is the NSW Building Commission (formerly NSW Fair Trading). Look for providers who display valid state registration, an ABN with GST registration and appropriate public liability and professional indemnity insurance.
